1. Service Description

LeaseGuard is an AI-powered lease analysis tool that helps tenants understand potential risks and relevant tenant protections in US residential lease agreements. The service offers two tiers:

• Free Scan — an automated AI-powered quick analysis that identifies potential issues and provides a health score
• Full AI Analysis ($4.99 or subscription) — a comprehensive clause-by-clause review using multiple AI agents, including legal references, financial impact estimates, tenant rights, a negotiation letter, and an action plan

3. No Guarantee of Accuracy

Our analysis is generated by artificial intelligence and may contain errors, omissions, or outdated information. LeaseGuard makes no warranties or representations regarding the accuracy, completeness, or reliability of any analysis. AI models can misinterpret clauses, miss risks, or provide incorrect legal references. You rely on the output of this service at your own risk.

4. Limitation of Liability

To the fullest extent permitted by law, LeaseGuard and its operators, employees, and affiliates shall not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits or revenues, whether incurred directly or indirectly, or any loss of data, use, goodwill, or other intangible losses, resulting from:

• Your use of or inability to use the service
• Any errors or omissions in the AI-generated analysis
• Any actions you take or fail to take based on the analysis
• Unauthorized access to or alteration of your data

Our total liability for any claim arising from or related to the service shall not exceed the amount you paid to LeaseGuard in the 12 months preceding the claim.

5. Eligibility

You must be at least 18 years old to use LeaseGuard. By using the service, you represent that you are at least 18 years of age and have the legal capacity to enter into these Terms.

6. Data Handling

When you upload a lease document, the text content is extracted and stored temporarily on our servers. This text is processed by our AI providers to generate the analysis. Your lease text and analysis results are automatically deleted after 30 days. For more details, please review our Privacy Policy.

7. Third-Party Services

LeaseGuard relies on the following third-party services to operate:

• Google Gemini AI — processes lease text for the free scan analysis
• Anthropic Claude AI — processes lease text for the full AI analysis
• Jina AI — generates text embeddings for semantic clause matching
• Stripe — processes payments for premium analyses and subscriptions
• Supabase — hosts the database storing analysis results and user accounts
• Resend — sends transactional emails (password reset)
• Microsoft Clarity — collects anonymized usage analytics including heatmaps and session recordings to improve the user experience

Your use of LeaseGuard is also subject to the terms and policies of these third-party providers.

8. User Responsibilities

By using LeaseGuard, you agree to:

• Upload only lease documents that you have the right to share
• Not use the service for any unlawful or unauthorized purpose
• Understand that the analysis is AI-generated and may contain errors
• Seek independent legal counsel for important legal decisions
• Not attempt to reverse engineer, scrape, or abuse the service

9. Intellectual Property

The LeaseGuard service, including its design, code, AI prompts, and legal database, is the intellectual property of LeaseGuard. Analysis reports generated for you are yours to keep, share, and use as you see fit. You may share your report with landlords, attorneys, or others. However, you may not resell, redistribute, or commercially exploit bulk reports generated by the service.

10. Subscriptions and Cancellation

Pro ($19/month) and Unlimited ($49/month) subscriptions are billed monthly through Stripe. You may cancel your subscription at any time from your Account page or by contacting us. Upon cancellation:

• You retain access through the end of your current billing period
• No partial refunds are issued for unused time within a billing period
• Your analysis history remains accessible for 30 days after cancellation

11. Refund Policy

Once a premium analysis has been generated, no refunds will be issued for single analyses ($4.99). Because the AI analysis is delivered immediately upon payment, the service is considered fully rendered at the time of delivery. If you experience a technical issue that prevents delivery of your analysis, please contact us and we will work to resolve the issue or provide a refund at our discretion.

12. Changes to These Terms

We reserve the right to modify these Terms of Service at any time. Changes will be posted on this page with an updated effective date. Your continued use of LeaseGuard after changes are posted constitutes acceptance of the revised terms.
